Our approach is to offer a simplified service to our landlords. We fix our management fee to a fixed £62.50 + VAT, but what happens behind the scenes is our quality management and inspections.
We push to go that bit further to ensure that you are up to speed on the current property trends and on top of your property game. We always look at every option available to you to ensure that you maximize your return on your property and we are constantly changing with the market.
We can also offer a let only service for a fixed fee, where we find a tenant, reference the tenant and prepare everything before handing everything over to you.
It is vital that there is always a signed, legal contract between you and your tenant outlining all terms and conditions that both parties abide by.
We can draw up a tenancy agreement for you which is in line with the latest Housing Laws.
We pay an annual subscription to ensure all bases are covered on our tenancies.
Protect your investment with the correct Landlord Insurance. We work with partners that allow us to offer you highly competitive quotes, suited to working with different tenant classes.
If you are seeking additional cover for the loss of income, contents, emergencies and even malicious damage, let us know and we can obtain quotes for this as well.
Before Intuitive Heights can rent any property, it is vital to have in place the 3 certifications required. We can help you arrange all of these, even if you decide not to rent with us, we can still offer a helping hand.
Gas Safety Certification – £65.00 Electrical Safety Certification – £150.00 EPC Certification – £65.00
Gas safety certificates last for 12 months and must be carried out by a Gas Safe Registered engineer. Electrical Certificates in most cases are valid for 3 to 5 years depending on the condition of the properties electrics.
Intuitive Heights also offers others Essential Services to our landlords and tenants. These essential services include extremely competitive gas and electricity tariffs, fixed line rentals, digital phone services, mobile phone tariffs, home security and personal care products.

We keep our property managers out looking after our properties and clients and not stuck behind a desk waiting for the telephone to ring. We have also worked tirelessly to keep our back office operation streamlined.
Our principle is simple - if we are efficient, our service to you is efficient and effective.
Property has been a part of my entire life. From a youngster helping my family, to my first job as a Lettings Manager back in 2000.
Through my work in Intuitive Heights, Smart Renting and Vesture Management – I have been able to gather knowledge of many different types of renting. From managing private tenants, company lets, social tenants, HMO’s, Bed and Breakfast properties and contracts with local authorities. This wide range of scope gives Intuitive Heights an edge on being able to provide many varied options to clients.
Most of my experience is with market appraisals and valuations, sales, negotiation, property investments and advising on maximising potential and profit of a client’s investment. I am a people person, and have always enjoyed working with people and challenging myself by working my hardest to satisfy clients and their needs.
My role at Intuitive Heights is essentially a Sales Manager. Sure, there is plenty of day to day operations to oversee, but my skill set is best utilised around sales and being a face and contact to our new and current clients.
