Welcome to Intuitive Heights we pride ourselves on the things that should be easy for a landlord to find - quality property management, good and experienced property guidance, and a flat management fee charge that keeps things simple.

We pride ourselves on an exceptional property management service for landlords always aiming to maximise their investment. We are well placed to offer different types of lets and tenants through our contacts and years of experience.

We have also built our own tailor-made property management software. This helps us achieve our promise of effective management, right through to producing landlord statements. We do things differently, using our own in-house software system.

Our fixed management fee charge is all about having confidence that our systems work for you, giving you an enhanced level of service and commitment, not just about offering a bland service that isn't about the client at all.

Lettings and management

Our approach is to offer a simplified service to our landlords. We fix our management fee to a fixed £62.50 + VAT, but what happens behind the scenes is our quality management and inspections.

We push to go that bit further to ensure that you are up to speed on the current property trends and on top of your property game. We always look at every option available to you to ensure that you maximize your return on your property and we are constantly changing with the market.

We can also offer a let only service for a fixed fee, where we find a tenant, reference the tenant and prepare everything before handing everything over to you.

Tenancy Agreements

It is vital that there is always a signed, legal contract between you and your tenant outlining all terms and conditions that both parties abide by.

We can draw up a tenancy agreement for you which is in line with the latest Housing Laws.

We pay an annual subscription to ensure all bases are covered on our tenancies.


Protect your investment with the correct Landlord Insurance. We work with partners that allow us to offer you highly competitive quotes, suited to working with different tenant classes.

If you are seeking additional cover for the loss of income, contents, emergencies and even malicious damage, let us know and we can obtain quotes for this as well.


Before Intuitive Heights can rent any property, it is vital to have in place the 3 certifications required. We can help you arrange all of these, even if you decide not to rent with us, we can still offer a helping hand.

Gas Safety Certification – £65.00 Electrical Safety Certification – £150.00 EPC Certification – £65.00

Gas safety certificates last for 12 months and must be carried out by a Gas Safe Registered engineer. Electrical Certificates in most cases are valid for 3 to 5 years depending on the condition of the properties electrics.

Intuitive Heights also offers others Essential Services to our landlords and tenants. These essential services include extremely competitive gas and electricity tariffs, fixed line rentals, digital phone services, mobile phone tariffs, home security and personal care products.

Our Team

We have a diverse team at Intuitive Heights, spearheaded by our Ruislip Office by Jagdeep Bhachu.

We keep our property managers out looking after our properties and clients and not stuck behind a desk waiting for the telephone to ring. We have also worked tirelessly to keep our back office operation streamlined.

Our principle is simple - if we are efficient, our service to you is efficient and effective.



Property has been a part of my entire life. From a youngster helping my family, to my first job as a Lettings Manager back in 2000.

Through my work in Intuitive Heights, Smart Renting and Vesture Management – I have been able to gather knowledge of many different types of renting. From managing private tenants, company lets, social tenants, HMO’s, Bed and Breakfast properties and contracts with local authorities. This wide range of scope gives Intuitive Heights an edge on being able to provide many varied options to clients.

Most of my experience is with market appraisals and valuations, sales, negotiation, property investments and advising on maximising potential and profit of a client’s investment. I am a people person, and have always enjoyed working with people and challenging myself by working my hardest to satisfy clients and their needs.

My role at Intuitive Heights is essentially a Sales Manager. Sure, there is plenty of day to day operations to oversee, but my skill set is best utilised around sales and being a face and contact to our new and current clients.


Directors James Brooker & Jagdeep Bhachu have a combined property experience of over 20 years, we worked in so many different environments within the local property market, including working with local authorities, HMO Management, HMO refurbishment and a property investing.

Through this, we have been fortunate to have built up a network of property experts which form part of our support team. We are proud to have contacts with knowledgeable solicitors, brokers, accountants and architects.

It has taken us years to really build our property management business and boy was it hard work! The difference between where we have worked before and now, is that we feel the best service that we can provide landlords and tenants is a simple straightforward service.

We are hands-on with our property management and inspections, we look after the details and keep things simple with a fixed management fee charge.

We don’t pretend to know everything, things are always changing and growing, but together by engaging, we can pool resources to give us that edge when it comes to working with a property.

You can always ask us a question about all things in property, and we will get you the answer. Property is never one set way, and never let anybody tell you otherwise, a property is a fluid, like water, and the glass is shaped differently each time.
